The real-estate market just west of Jacksonville, FL is still a buyers’ market. Many people don’t think of looking for a home west of downtown; it’s just not the vogue thing to do but you should.

Commuting from St. Johns to downtown can take 30 to 45 minutes due to traffic congestion. In the same amount of time, you could commute from Macclenny, Sanderson, Lake Butler, or Lake City in an hour! Traffic flow is wide open on I-10 so instead of stop-n-go from St. Johns, Nocatee, or Clay County, you could cruise nearly non-stop along I-10.

Buying a home in Baker, Columbia, or Union counties (just west of Jacksonville) is a world apart from the competitive seller’s market in Duval, Clay, or St. Johns counties. In fact, we have a buyer’s market in Macclenny, Sanderson, Lake Butler, Lake City, and surrounding towns. Look on Zillow and you will see “price reduced” on many homes.

Life West of Jacksonville

Life in Baker, Columbia, or Union counties is more rural than urban and yes, you may give up some nightlife you could find on the Beaches or downtown. Rural towns are not for everyone but if you are looking for lower crime, a small-town atmosphere, community, and good schools, you should consider moving west of Jacksonville. Our favorite towns are Macclenny, Sanderson, Lake Butler, Starke, Callahan, and Lake City. Did you know Tallahassee is only a 1.5-hour drive from Lake City? You can catch a Seminole game and a Jaguars game in equal driving time!
